Information on Costs

Our Service Charge is payable quarterly in advance. Our financial period runs from 1st April each year.

  • The service charge is reported in the annual accounts. A meeting is held with residents in advance to discuss and agree the service charge for the following year.
  • The scheme has a rolling capital plan to cover replacement of major items.
  • Part of the service charge contributions go to the ‘Reserve Fund’ to cover the costs of future essential works, including:
    • Cyclical maintenance, such as external property repainting every 5 years
    • Long term costs, such as future essential major renewals and maintenance works

Management of Property & Facilities, managed by the Village Manager under instruction from the Estate Management Board, which includes:

  • Management, administration and supervision of the village facilities and services.
  • Maintaining and repairing the village buildings, facilities and services, including the exterior of all properties.
  • Buildings insurance, which includes fixtures but excludes fittings and contents.
  • Managing and/or undertaking statutory testing of equipment, services, and mechanical and electrical installations within the village.
  • Heating, cleaning and lighting of village facilities.
  • Periodic testing of safety systems within the village.

Independent Living Support includes:

  • Staffing over 24 hours, 7 days per week, with on-site emergency call monitoring and response.
  • Provision of an emergency call alert system for all residents.
  • Reception and concierge service Monday to Friday, 9 to 2. for parcel handling & medication delivery from local pharmacy.
  • 1 hour’s Housekeeping per week.
  • 1 x 8kg load of Laundry per week.

As a leaseholder you have full use of the communal facilities, grounds and gardens within the village.

Ground Rent = £130 p.a.

This is payable in December for the year ahead, and is indexed linked every 10 years, with the next review due in 2033.

Transfer Fee = 3% of Market value at time of sale

This is due on sale of your property when the lease is transferred to a new owner, and is payable to Woodchester Valley Freehold Company Limited.
